Hidden Costs When Buying in Andalusia Explained

Budget 10–13% on top of the purchase price. Here is exactly where it goes in Andalusia in 2026, and which costs recur every year after you own.
Purchase taxes
Resale property: ITP (transfer tax) at 7% of the declared price in Andalusia.
New-build from a developer: 10% IVA plus 1.2% AJD (stamp duty) instead of ITP.
Professional and registration fees
Independent lawyer: around 1% of the price, or a fixed fee from about €1,500.
Notary and Land Registry: roughly €1,200–€2,500 combined on a typical coastal purchase.
Mortgage costs if you borrow: valuation around €400 and the bank's arrangement fee.
Annual running costs
IBI (council tax), rubbish collection, and community fees — on an apartment with pool and gardens expect €100–€300 a month.
Non-resident income tax: even if you never rent it out, non-residents file an annual imputed-income return (Modelo 210).
Home insurance, and a gestor or accountant if you rent the property out.
Costs you should never pay
